Reading the submarket

Downtown Minneapolis holds roughly 32 million square feet of office inventory across three distinct products: the skyway connected towers on Marquette, Nicollet and Second Avenue; the converted warehouse stock in the North Loop; and a thin band of newer construction around Downtown East.

The three behave nothing alike. Tower space carries load factors of 1.15 to 1.20 and asks in the high teens to low twenties on a triple net basis with operating expenses in the 13 to 15 dollar range. North Loop brick and timber asks in the mid twenties but on a modified gross basis with load factors as low as 1.09, which narrows the real gap considerably once you compare gross occupancy cost per usable square foot.

Concessions remain the story. Improvement allowances and free rent packages on longer term deals are at levels we have not seen in a decade, which means the headline rate on a flyer tells you very little about what the deal actually costs.
