A brokerage built around the awkward question

Founded in Eagan in 2011 on two industrial assignments. Six practices and three offices later, the habit that started it is still the firm's whole method: find the constraint that actually decides the deal, and say it out loud.

How the firm actually started

Two brokers took on two airport south industrial listings in 2011, in a market that did not want them. It took eleven months to lease both, and the thing that finally did it was not marketing. It was admitting that one building's 24 foot clear height meant it would never serve a distributor, and repositioning it as a manufacturing building at a lower rate to a completely different tenant pool.

That has been the method ever since. Before anything else, establish which variable is actually binding: the clear height, the load factor, the base year, the utility lead time, the parking ratio, the rent roll error nobody caught. Then argue about rate.

The firm has grown to six advisors across three offices, covering office, industrial, retail, investment sales, site selection and asset services. It has stayed deliberately small in the sense that matters: every assignment is run by the advisor whose name is on it, not handed to a junior after the pitch.

01Standing rule

We name the binding constraint first

Every assignment has one variable that decides it: a clear height, a utility lead time, a base year, a rent roll error. We find it before we start touring, because everything else is negotiable and that one thing is not.

We do not sit on both sides

Dual agency is legal in Minnesota with written consent. We decline it. Where a conflict would emerge inside a submarket, we disclose it in writing and step back from one side of the table.

We show the arithmetic

Every proposal comparison, every value opinion, every reconciliation goes out with the working attached. If a number is uncertain, we say where the uncertainty is rather than presenting a range as a conclusion.

We tell owners the uncomfortable thing

A building that has toured well and not leased for a year is priced wrong. Saying so at the first meeting costs us the occasional assignment and saves the clients who stay considerably more.

    Founded on two industrial assignments

    Two brokers, one shared office in Eagan, and a pair of airport south industrial listings that took eleven months to lease.

  2. 2014

    Office tenant representation added

    The first downtown office assignments, and the decision that shaped the firm: occupier side only, never both sides in a submarket.

  3. 2017

    Asset services practice opened

    A client asked us to manage a building we had leased for them. Three years later it was a practice with its own reporting standard.

  4. 2019

    Investment sales and research

    Underwriting capability in house, and the first quarterly submarket fundamentals report published to clients.

  5. 2022

    West End office opened

    Retail and medical office had outgrown a downtown address. The St. Louis Park office followed the work.

  6. 2026

    Six practices, three offices

    Six advisors, three offices, seven submarkets tracked quarterly and 3.1 million square feet under management.
